ohsix, gas lanterns? Can you adjust the flow? Those sound like they'd be pretty neato on Halloween if you could.

Is that wall texture pretty common in TX? I've only seen it once or twice around here/NV.

I'm guessing the gas flow to the lanterns is adjustable, but not easily. They'll be on a switch like any other porch light, but will be gas fired instead of electric.

The wall texture is called "hand drag" texture. I've seen it in a few other houses, but it's not terribly common. It's done by hand instead of sprayed which means it goes slower and costs a little more. It's supposed to give the walls a more Mediterranean/old world feel.

We have an interesting difference in wall texture here. In the Tulsa area, they tend to lean towards the spray on, knock down like I know from CA. In the OKC area they tend to do the hand textured look like ohsix's house.

The spray on knock down is way more common here. In fact, the garage and closets in my new house are spray on knock down texture. I don't know what the cost difference was to do some spray on, but my builder asked if we could do some spray on texture so he didn't have to wait on the hand texture guy to start trim work.

One person did all the hand texture work in the house. It took him about 2 weeks working 8-9 hours a day. I can't imagine a more monotonous job than doing drywall texture all day every day.

Skip trowel is done all over in the Tulsa area. Mostly on upscale / custom homes. Not too many of the <2000 sq foot spec homes have it of course. Anything built in the last 7-8 years have it in at least the entry. Looks really nice. Just hope you don't need to touch anything up the way they tend to paint it w the accents.

One of the kids' vanities. There a two kids rooms with a jack and jill bath in the middle. Each kid has their own room with sink and vanity, but they will share a bath and toilet. The dark drawers were samples of the cabinets after being glazed. The glaze will end up being way lighter than those dark drawers.

I don't know if you want to hear this kind of stuff or not. If not I will gladly delete this post.

I am really suprised that the niche in the kids showe/tub isn't redguarded or some other waterproofing.

Maybe it is out of the "splash zone" on the far end of tub. Confused

I'm guessing you're right. In the master shower, there are 2 niches on the 1/2 wall which they put plastic boxes in before tiling. They also put two coats of some kind of blue stuff over the Durarock, including the ceiling, in the master shower before tiling. I'm guessing it was some type of waterproof membrane. The master shower is also a steam room, so maybe they think it's more important in there.

Yes the blue stuff is another brand of "redguard" I think another is green.

Probably not a big deal as everything is looking awesome and I really hate negative nancy's on the other hand it sucks not to know so that is why I brought it up.

No problem. Bring up any construction problems you see, but keep your decorating opinions to yourself. Between my wife, the designer, and me, we've had enough arguments about finishes and colors.

Pretty much sums up every remodel project I have undertaken at my house.

Compounded with my wifes complete lack of understanding of structural supports/plumbing/electrical and what would be involved with, "just moving that wall 2 feet that way.

Backyard/Patio coming along. The circular thing is a gas fire pit. I didn't have a masonry planter ring put around the tree in this picture because I was afraid of damaging the roots by digging the footings. I also had the flagstone around the fire pit loose laid with crushed granite in between so that water could seep through to the tree.


Brick floors in the kitchen. Most counter tops are in. The range hood will have flagstone above the stained wood part.


Laundry room with brick floors in. We used a different pattern on the floors in here and the mud room.

With the finishes going in, all the disagreements between my wife, the designer, and me are coming to fruition. I wanted saltillo tile instead of brick floors because I thought saltillo would fit the style better. I also didn't want to mix tans and grays like we with the walls and countertops/tile. We'll see how it all turns out, but I have a feeling my wife may want to repaint the bathrooms with the white and gray tile something other than the glazed tan.

Thank God my wife and our designer are in sync, so far it's been pretty flawless....outside of the framer cutting one of the support beams on one of our trusses short and trying to patch it and pass it off.

jt09, yes, they say saltillo isn't "in" anymore. I agree that it's not "in" like it was in the mid-90s, but I think it best completes the Mediterranean look.

Does the brick flooring have a smooth finish? If not, won't that be a PITA to keep clean?

It's not perfectly smooth, but it is being sealed with a satin sealant which will keep it from absorbing stains, but won't make it look glossy.

I've heard the home building process can strain marriages, and while my wife and I have had disagreements through the process, none of them have resulted in lingering conflicts. Relationship-wise, it really hasn't been that bad. I have gotten mentally burned out on building though. If the builder, the designer, or my wife have an idea, and I don't absolutely hate it, I just go with it.


Not much changed yesterday. Some of the appliances showed up in the garage and they started hanging light fixtures.

I feel for you, lots of stress. Could be worse though its a beauty.

If history is any indicator (other people) you will probably have some business opportunity somewhere else in the country that would require a move.( i know u own your own business, just SOP)

2 years since we bought the lot with another house on it. The original plan was to renovate and add on to a house we bought. Once we finished the plans for the renovation and add on, it was determined that we would be better off building new.

i guess using a designer and having to make decisions your going to live with would slow you down. i built from purchase of wooded lot to closed on sale in just under 7 months.

All depends on the situation. I've been sitting on my lot since 2013 waiting on the city to complete their underground and road work. This has given my wife and I along with our builder and designer plenty of time to refine and review the plans (unfortunately we are now at the point that we are starting to over think things).

Since there have been some questions about the brick tile floors, here's a close up sample. This sample has 3 different sealants on it being gloss, semi-gloss, and satin from left to right. We're going with the satin sealant.


Kitchen island with countertop installed. The big hole on the far side of the island is where the microwave drawer will go. The little hole next to it is just a drawer that's been removed.
