When Los Angeles does finally go bankrupt all of the devout LA sports fans will be looking for a new place to live. Like this guy sitting on the glass at the Sharks/Kings game.

Houston kicking all sorts of arse. Oil / gas / chemical industry is growing right now. LNG is fueling the Houston economy.

Wait until Monterey Shale starts producing. At some point even those in Sacramento will tap this piggy bank.

I am fairly certain ANTI-fracking legislation.

Legislation that would have banned, delayed, or made the practice economically unfeasible.

Wells regardless of practice are highly regulated here. The liberal Democrats and their environ NGO friends fear the practice but the science and history of practice in state show there is "no there-there."

The emerging moderate dem caucus hung tight and killed those bills along with an oil severance tax. Monterey Shale is becoming a possibility.

The 'built in the USA' Mac computers will be assembled in Texas... Unsure if the California facility will continue to assemble them at this point.

I've been getting a kick out of reading these stories lately. First people were complaining that prices went down... Now they are complaining that prices are going up... wtf?

goofyboy, yep. Or worse, can afford it cannot get their foot in the door to even make an offer due to all cash buyers and other shenanigans.

Seeing it in my hood big time. Sh/t is selling, and FAST, and for above asking. Saw the next model up from ours (2250sqft/4bd/2.5ba/3car) go from list @ 399 to list @ 440 to sale pending within a 5 day span. 2 others went from list to pend in less than a week. All traditional sales.

If my house will sell for a 6 figure net profit I am f'in moving. I will rent, whatever, don't care. Bank the dough and use it to buy after the next crash and get a bigger pad or buy a parcel and build the "dream house".

I almost feel like that must be happening exclusively California and Florida. Prices have barely budged upwards here in Wisconsin although I am seeing the VERY beginnings of a turnaround.

It's happening in Houston, though not that large of swings. I sold my house for full asking in 24 hrs in March. Closed in April. We are currently building and just locked in our rate. New home prices are also going up around here. A good friend just sold hers for full asking in the same time frame. There are neighborhoods in Houston getting $15k over asking or more for tear downs.

What will be interesting is that the interest rates are also going up, along with the price. Two weeks back, it was 3.75. I just locked for 4.25.

Midland, TX is the same as Chavez' neighborhood. Both of my younger siblings just bought houses. They both paid over asking price and cash. They were competing against multiple offers and both had lost previous houses with over asking price, cash offers.

I see things continuing to go well for the next 5 - 10 years, as LNG is really driving a ton of work / business in Texas. All of the large engineering firms in Houston have some sort of LNG design work going on. There are mulitple multi billion dollar facilities being designed and built all over the world. For now, things are looking good.

I would also be cautious about LNG/Fracking fever. A move in the underlying commodity could create havoc in the darlings of that market.

West Texas, Houston, the Dakotas, Canada to name a few.

Sorry, that I seem to be the wet dishrag Sad

I would say more Oil commodity pricing. I am not in the oil business only can speak from 3rd hand info. However, it is my understanding Fracking doesn't work financially below $40ish per barrel. I am sure that metric changes daily. I make the point as a little critic of the "5-10 year timeline of boom economics" sounds alot like real estate in 2003-2007. The commodity can change quickly and make all the billions in capital spent semi-useless.

I do however take your point.
