Pre-Manufactured Houses?

I'm in the process of purchasing a lot with an unobstructed lake view, across the street from lakefront and 1/8 mile from the boat ramp and am looking for a pre fab house to put on it...Does anyone have experiences with these types of houses? For a first house that will become a rental in 5-7 years they seem ideal. Any opinions, suggestions, experiences would be great. I'm aware of the regulations in certain areas, but a nice pre-fab in Cedar Lake will be a step up from the mass of shacks around here. Laughing

Just be carefull who you deal with, going dirrectly to the manufacturer on these things does not nesisarily mean you are getting the best price... I have found they like to tack on extra's and stuff. I looked into for the lake we are on, I couldn't find one to fit the foundation already in place and we need to stay with the same foot print... I passed on the deal and started looking at other lots.

Also some of those houses are not layed out the best and have some dead/unusable space...

if you are on the water with a fat boat, i would be more than happy to build you a house. i don't do the premanufactured stuff though. low quality. if there is an exhistihng footprint, then you just need an architect or designer to make some prints. remodels are the best way to go if you are strapped for cash. you can build as you afford it, then get appraisals for the changes, then refinance or take an additional loan against the value of the house to complete the job. usually it is a real pain to build anywhere near the water. check for zoning requirements first. here is the remodle i am doing right now. i want it bad.

Thanks guys, I'll keep that stuff in mind. There isn't an existing foundation, the lot is clear.....I dunno, Just have to wait and see what happens.......that house is pretty tight, Otis...

You are talking about homes made in factories and broght section by section to the site correct? Not a trailor home?

I believe that pre-manufactured homes are the way to go. They are begining to catch on here in North america, in Europe thats the vast majority of their houses.

I don't know how you could say they are low quality. Building something in a shop produces a higher quality product every time. Vs something built on site. It comes down to the equipment you can have in a manfucaturing facility vs what you can bring from job site to job site.

I think it is only a matter of time before all our homes are done this way....It is faster, cheaper and I'm sure there are other advantages you could research...

I've heard the quality of manufactured homes has gone up. My Grandparents bought some land and had a manufactured home built and brought in. It's a really nice house. You can have them totally custom built, so you aren't losing any of those benefits.
