In the older part of town I'm not sure, probably 1/4 acre. Don't see any $300k plus houses in the older part of town though. All the new developments have 3/4 acre or larger lots.
Maybe there is a market for 3000-5000 sq ft homes with no yards, i wouldn't be in that market though.
In all fairness my house is ~2700 sq ft on 1/8th acre so i know about small lots, but location location location I have 70 ft of frontage on a ~2700 acre lake. If i didn't live on a lake there is no way I would live anywhere where i could see my neighbors. _________________ Brent B

I've had relatives say things like this. Then they bitch and moan about trips to the grocery store taking 30 minutes one way or how the commute to work is an hour. They also complain about their neighbors, despite having a good bit of distance between them.
There actually is a fair amount of rural-type land around here that is close to amenities, but it isn't cheap.
Of course, that kind of stuff is just part of the equation. Then there is getting power, water, waste, maintenance, etc. I just don't understand the allure.
FWIW, around here 1/5 ac is a good size lot. Standard lots are more like Broccoli B's at about 1/8 ac. _________________

| Broccoli B, my lot is 1/3 acre (14,470 sq. ft.) and house will be ~5300 sq. ft. livable. The slab pictured is 7496 sq. ft. which includes back porch and garage. Most lots in the older area of town are .2 acres or less. The newer 5,000+ sq. ft. homes here are built in new developments on 1 acre lots. Ideally, I would have liked a little more backyard and ~1/2 acre corner lot, but my wife and I want to live in the older part of town. Since there are no vacant lots, and very few houses for sale, we had to take what we could get. |

I'm in the market for a new house too. I'm in the camp of "get more land". I like my neighbors, but I'm tired of being cramped, having no space to add anything, and getting whipped by an HOA for stupid stuff. I dont need a bigger house or nicer stuff. 2500-3000sqft on 5+acres would do me just right.
The problem around here is everything is selling like hotcakes. Nobody will waste there time with a contingency, and homes in my neighborhood have averaged 3 days on the market. So you better have your siht together and/or have some place to go! _________________ TONA

I got lucky with mine. 7 miles from town, 3 from the interstate. In a rural area in a subdiv with no HOA, with 3500sq/ft on .9 acres, with 2200 acres of state preserve and hunting land a half mile down the road. Prices are still higher here but I got a good repo price. Should be perfect to rent or sell in a few years. Now go the same distance to one of the "namebrand" subdivisions around here and the price goes up 3 fold. It's amazing how much rich people will pay to say they live on Boardwalk. Most expensive house I ever put cabinets in? 9 million. 1 mil was their cabinet budget...  _________________

Yeah it really depends on what part of the valley, in Pleasanton it would be 1.25m and in livermore(5miles away) it depends on what side of town but at best 700k and could push 900k _________________ http://www.integrity-wake.com

We're planning for the same. We would like to get toward the outskirts of town or even into one of the smaller, adjacent towns and get on a couple acres or more. To us, the ideal house size is around 2200-2500 sq ft and would definitely like a large back patio, outdoor kitchen area with a pool.

You can still get it pretty easy around here. You basically have 3 variables, land size, age of the home, and proximity to downtown. You get to pick a dollar amount and two of the three variables. The higher the dollar amount, the better all three get.
But, generally speaking you can get 5+acres within an hour of downtown with a 2500-3000sqft house for $150-300k. You can stay in that range manipulating the variables. You can move closer, but get older, etc. _________________ TONA
